One Palauea Bay Active Land
One Palauea Bay is a gated estate community in Makena comprising 17 custom homesites on approximately 20 acres overlooking Palauea Bay Beach, situated directly across from the Fairmont Kea Lani and adjacent to a 21-acre protected cultural reserve that will not be developed. Lots exceed one acre each, with deeded view corridors protecting ocean and inter-island views spanning Molokini, Kahoolawe, Lanai, and the West Maui Mountains. A pedestrian gate on the community's western boundary provides direct beach access. Most completed homes exceed 5,000 square feet, constructed in custom designs with luxury finishes. One Palauea Bay represents one of the final gated estate communities developed at the Makena-Wailea boundary, with the majority of homesites now built out.
One Palauea Bay's vacant land inventory is nearly exhausted — as of 2025, only one or two undeveloped lots remain among the community's 17 original homesites. Each remaining parcel exceeds one acre, with deeded view corridor protections and the 21-acre adjacent cultural reserve providing permanent development buffers to the south. County water meters and underground utility infrastructure are pre-installed on available sites. Two lots near the reserve border, with no buildable land between them and protected open space, represent a different ownership proposition than the 15 lots positioned across from the Fairmont Kea Lani — buyers should evaluate each site individually.
